An ambiguous price situation can be traced in all market segments. Economy housing and class comfort on average have fallen in price by 1%. At the same time, elite housing has risen in price by 3.7%. This is due to the fact that the stage of readiness of the sold objects has increased, as well as with the relative stabilization of the dollar, which remained at almost the same level in July.

Despite the emergence of new volumes of proposals, real estate of the business class has not at all cheaper. On the contrary, the average cost per square meter increased by 5.8%

So the holiday season has not become a season of global decrease in real estate demand, and, accordingly, a drop in prices. On the contrary, in July, business activity remained at a fairly high level and with regard to sellers and relative to buyers.

At the same time, you should think. If the summer did not bring the expected decrease in the cost of a square meter, then whether real estate will begin to rise in a rapid pace in the fall?! After all, the secondary market also marks the increase in price growth. In June, apartments in the secondary housing market went up by 1.3% with a decrease in demand by 0.7%, which has not been the last few years.

Indeed, the volume of offers and in the secondary market in the summer decreased slightly – by 2.3%. But the level of total demand was reduced by only 0.7%. This situation provokes the formation of delayed demand, which invariably leads to an increase in prices.

So now is the very time when you need to buy real estate in new buildings. And you need to do this as soon as possible. After all, the insufficiency of offers in the secondary housing market forces potential buyers to look for apartments in new houses. And most likely everything that in this segment is very soon discovered a shortage of sentences, which will inevitably lead to a rise in the cost of square meters.
