But what influence the newly constructed transport overpass has the cost of real estate in residential areas and where it is more profitable to purchase?

The development of the road complex does not provide high cost for housing, but on the contrary, leads to its reduction. The apartment with a view of the highway is not so desirable and attractive to the buyer, and some owners who have apartments near the highway, where repairs are expected, agree to sell or exchange it for an apartment in another, a quieter and comfortable area. As a rule, such housing is already offered with discounts up to 10% of the market value, and buyers are mainly family childless pairs or people who are ready to live in an environmentally polluted area due to saving money. The cost of housing near the new highway does not fall immediately, but gradually. There are several factors affecting the reduction of the price, for example, the location of the house or floor, but the main factor is the location of the highway itself. It can be terrestrial, aboveground or underground. As a rule, prices fall during the construction of ground or aboveground roads. However, during the construction of underground routes, real estate prices remain unchanged and are reduced only for the period of repair and construction work. If residential buildings are located at a certain distance from the passing highway, then the cost of such housing may change. For example, during the improvement of the Leningrad Highway, apartments were reduced by almost 5%, but after the reconstruction they again occupied their previous positions among the prices of this area. Most likely, the same fate is waiting for the real estate of Leninsky Prospekt, the end of the repair of which is planned in 2015, since all residential buildings located along the repaired section of the road are not very close and fenced off the forest -leaf.

Real estate prices can be expected in areas where a bad road situation and the construction of new transport overpasses were used before and roads will significantly improve it. So, for example, the end of the repair of the road plot on the Novorizhskoye Shosse can lead to an increase in prices for land and real estate by 15%, located towards the region. The opening of a new improved highway will allow many residents of the region to get to Moscow much faster.
