As the housing problem is solved, there is a need to search for new (special) types of apartments with more developed functional zoning to meet the individual needs of families. Such as, for example, apartments in new buildings of Tula and region. Such a search was reflected, in particular, in research work, carried out in the MNIITEP, as well as in projects presented in Soviet times in 1974 and 1978. on new types of home for the period after 1985.
In the offers developed within the framework of the standards for Moscow, a clear division of the apartment into three zones is given: a general seal (common room, dining room); cooking area (kitchen, small sanitary node); Personal premises zone (bedroom combined sanitary unit).
Due to the comprehensive accounting of the features of families, in particular, the sin of generations (for example, parents, children, grandparents, a division of an apartment is provided for four zones: two rooms divided by a general sequence area of the apartment, as well as the cooking and eating area. At the same time, one of the zones of personal premises is located next to the kitchen, near the entrance to the apartment. Autonomous independence of the zones of personal premises in this case is ensured by the presence of sanitary nodes at each zone.
Another principle of functional zoning is laid down in the scheme of the apartment with a children’s game. The children’s game is located between the bedrooms of parents and the bedrooms of children and has a direct connection with the kitchen. With this scheme of the apartment, children are under the supervision of parents, and the children’s game can be used as a multifunctional room.
For the joint living of related families with the possibility of varying degrees of contacts, an apartment scheme is also proposed (. Timokhov under the program of the All -Union Competition of 1978. These zones are united by a common room with an area of up to 30 m2, which, if necessary, can be divided into two independent rooms included in each of the autonomous zones.
