Austria, being a unique country, borders on such cities of Europe as Italy, Germany and Switzerland. The trend of the demographic policy of European countries in which the country’s population is rapidly aging, forces many Austrians to sell their hotels and mini-hotels to younger and active foreigners. Increasingly, transactions are concluded on the territory of the country on the purchase and sale of a ready-made hotel business with non-residents of the country. In addition, statistics suggest that an increasing number of Russian citizens seek to become owners of housing in the country.
The country is divided into administrative districts, which have their own laws, including related to the procedure for processing real estate transactions in Austria. Nine independent administrative lands have developed own legislative norms that regulate, inter alia, transactions with non -residents of the country. Speaking about the possibility of acquiring an apartment or house in Lower and Upper Austria, the rights of foreign citizens are equated to the rights of residents of the country. However, in areas such as Tyrol or Salzburg, before the acquisition of a real estate object, the buyer is obliged to live in the country for at least three years. In addition, in the course of numerous checks who want to become the owner of the housing, he must convince local authorities of his own reliability and solvency.
Today, all transactions, the object of which are real estate in Austria, must be approved by the property transfer commission, which can suspend and even refuse permission to buy a residential object to the country’s non -resident. However, the Austrian government, wanting to facilitate the procedure for the acquisition of real estate, is considering a number of bills. According to the adopted laws, any citizen, regardless of citizenship, will be able to acquire both a house or apartment and the land plot in the property. Houses in Austria will be purchased regardless of the availability of administrative obstacles.
The most difficult is the procedure for acquiring a property in Tyrol. Real estate in Austria in this region is subject to sale only to those persons who are constantly living in Tyrol over the past five years, the purchase of real estate in this case is possible regardless of the citizenship of the buyer.
